Home care

Specific, not vague

Plenty of websites promise “integral management”. Here is what I genuinely do.

Keys and access
Your keys are held securely and logged. I let in tradespeople, cleaners or guests once you've agreed it – so you don't have to fly over for a door.
Inspections with photo reports
After every visit you get photos and a few sentences: damp, roof, windows, systems, outdoor areas. You see your house even when you're not in it.
Managing tradespeople
I gather quotes, am there for the appointment, check the work and the invoice. You decide, I organise everything around it.
Pool, garden, systems
Fixed rhythms for pool care, irrigation and pruning. Pool pump, air conditioning, boiler and alarm don't just tick along through winter – they get tested.
Opening and closing the season
In February I turn the water back on, bleed the pipes and air the rooms so the house smells lived-in when you arrive. In autumn I close it down properly.
Post, meters, authorities
Endesa and water bills, meter readings, post, appointments at the town hall or gestoría. I tell you what's coming up before a reminder letter does.

A Spanish comunidad de propietarios works differently from what most owners know at home. My job is that nobody at the table feels lost.

    Preparation, notice, minutes – and chairing that lets English- and German-speaking owners follow every decision as it is made.

  • Accounts and contributions

    One account, receipts in order, statements you can follow line by line. Every owner sees where their contribution goes.

  • Maintenance with a plan

    Instead of emergencies, a multi-year plan for roof, facade, lift and pool – with reserves that actually match it.

  • Keeping neighbours talking

    Most conflicts are translation problems. I speak to both sides in their own language before it turns into a solicitor's letter.

Four steps, no surprises

From the first call to the monthly report, you always know where you stand.

    A first conversation

    A call or video chat, twenty minutes. You tell me what you need, I tell you honestly whether I'm the right person for it.

  2. 2

    Walking the property

    I visit the house, note condition, systems and open issues, and photograph everything. That's the baseline we refer back to later.

    A care plan

    You get one page: what I do and how often, what it costs, what is billed separately. We only start once that sits right with you.

  4. 4

    Monthly report

    Photos, what's been done, what's coming, what was spent. Short enough to read, detailed enough to relax.

I'm Ruth – and I'm the one who turns up

I live on Mallorca and have spent years working with owners who love their house but can't be here all year. What I keep meeting are people who simply don't know who to call.

That's why MOSAIC is deliberately small. I look after a limited number of houses and communities – enough that I know each one personally, and no more. If you write to me, I answer. If something happens, I'm the one at your door, not a subcontractor you've never met.

I speak English, German and Spanish, know the local tradespeople personally and know how long things really take on the island. That saves you the round of phone calls that wears everyone down.

What it costs

No price tag, but no black box either

Every house is different, so there's no number here. What the price depends on, you can know upfront:

After walking the property you get a fixed monthly figure – no timesheets that grow afterwards. Third-party work such as tradespeople is passed on at the original invoice.

  • Size and type of property

    A townhouse in Palma needs a different routine than an inland finca with 8,000 square metres of land.

  • How often I come by

    Fortnightly, weekly or only out of season – this is the single biggest lever on cost.

  • Pool, garden, systems

    Pool care and irrigation are predictable fixed costs. Without them, things get considerably leaner.

  • How much administration

    Property care only, or bookkeeping, official paperwork and community administration on top.
